The four numbers every landlord should know

A property is only as good as its numbers. Gross yield shows the potential, net yield the reality after costs, cash flow whether money is left over month after month — and the rent multiplier, how many years' rent the purchase price equals. Play through the figures:

Negative cash flow: you pay in each month — this can make sense for tax or strategic reasons, but should be deliberately calculated.

Worth knowing: the gross rental yield relates the rent to the bare purchase price, the net rental yield to the total investment including ancillary purchase costs (real-estate transfer tax, notary, agent) and after deducting ongoing management costs. That's why it's always below the gross yield — and the more honest figure.

What landlords often ask.

Rule of thumb: below 20 times the annual rent is considered cheap, 20 to 25 times is typical for the market, above that is expensive. In big cities the multipliers are much higher than in rural areas due to demand.
