Energy performance certificatefor landlords — what is mandatory, what is not
When letting a property anew, you MUST present an energy performance certificate to the applicant — otherwise you risk fines of up to 15.000 €. We explain the two types (demand-based vs. consumption-based), when each is permitted and how much it costs.
When do you need an energy performance certificate?
- When letting a property anew: MANDATORY to present it as early as the viewing
- Bei Verkauf: PFLICHT
- In property listings: final energy demand + energy source + efficiency class must be stated
- During an ongoing tenancy: NO obligation to renew it as long as the current one is still valid

Fines for violations
- Energy performance certificate not presented: up to €10,000
- Falsche Angaben in Anzeige: bis 15.000 €
- Veralteter Energieausweis (>10 Jahre): bis 15.000 €
- Energy performance certificate handed over without presentation: up to €5,000
Mandatory details in every property listing
- Final energy demand or consumption in kWh/m²a
- Energy source of the heating (gas, oil, pellets, heat pump)
- Effizienzklasse (A+ bis H)
- For residential buildings before 1965: additionally the year of construction
